C.A.R.’s Housing Affordability Fund (HAF) Pathway to Homeownership Closing Cost Assistance Program, in partnership with NPHS, will provide up to $10,000 in assistance to first time homebuyers in California who are members of an ‘underserved community’.
The goal of this assistance program is to help close the gap of building generational wealth through homeownership for members of underserved communities.
The C.A.R HAF assistance is in the form of a true grant, meaning the $10,000 does not have to be repaid. Funds are available on a first come, first serve basis.
Eligibility and Program Criteria:
- Be a first time homebuyer in California
- Member of an “Underserved Community” which includes: (i) people of color; (ii) persons with disabilities (physical, cognitive, or mental); or (iii) lesbian, gay, bisexual, transgender, and queer (LGBTQ+) persons.
- Be represented by a California Association of Realtor’s member when buying a home
- Household income cannot exceed 120% of the county area median income
- Property must be the buyers primary residence
- Property must be a SFR 1-4 unit, PUD, Manufactured home, townhome or condo
- Recipients must complete NHIP HUD-Approved homebuyer education course
C.A.R.’s Housing Affordability Fund (HAF) is a non-profit fund dedicated to addressing the housing affordability crisis facing California. The Housing Affordability Fund will raise and distribute funds through its local associations to promote efforts of homeownership and increased housing supply.
NPHS (Neighborhood Partnership Housing Services) will administrate the approval and allocation of HAF funds.
Get the Facts & Know Your Options
Most lenders you speak to will have no clue that this closing cost assistance program even exists. If that the case, what are the odds that they will know about or even have access to other assistance programs you may be eligible for or even know which assistance program will benefit you the most?
The sad fact is that most Loan Officers flat out lie to you and claim you aren’t eligible or will do everything in their power to make an assistance program appear to be of the devil.
